# Florida CRE Public Records Research Suite (2026): shared methodology

## One shared source frame

The suite contains three connected releases built from one shared source frame: the customer-display Florida registry at `public/data/public-record-sources.json`, version `2026-06-27`. The generator does not read Acren's internal entity-registry QA manifest or product inventory.

The friction benchmark counts the documented official portals. The source atlas reorganizes the same rows by geography and research purpose. The ownership evidence map classifies each documented category by what its records can and cannot support.

## Classification method

Each of the 8 source categories is assigned to one of four evidence families: property identity and owner of record, recorded instruments, legal entity roles, or property and market context. The classification is maintained explicitly in the generator and applied to all 18 source rows. It is not generated from marketing copy or private product data.

The source frame includes 5 assessor portals, 5 recorder portals, and 1 statewide entity registry. No source in this frame is designated as proof of beneficial ownership by itself. Registered-agent, officer, manager, mailing-address, deed-party, and assessor-owner fields are evidence inputs, not interchangeable conclusions.

## Boundaries

This is not a measure of Acren product coverage. It does not establish beneficial ownership, legal title, source completeness, statewide completeness, portal quality, research time, or legal sufficiency. The sample covers the five counties represented in the public registry. Researchers should verify each source directly and use professional diligence where appropriate.

## Reproduction

Run `npm run growth:research-suite`. The command rebuilds all three website datasets, both source-ledger downloads, and the suite methodology from the checked-in public registry. Review generated diffs before publication.

## September 12, 2026: official-link maintenance

The source atlas and friction benchmark downloads now use current entry points for the Palm Beach tax collector and official records, Miami-Dade property appraiser, and EPA Envirofacts. These destination-only corrections match the public source registry. The June 27 source-frame date, 18-source count, five-county sample, classifications, and all historical measurements remain unchanged; this maintenance is not a new measurement or coverage expansion.
