Pre-outreach verification checklist.

Use this checklist before any commercial outreach. Verifying records first protects the prospect, the team, and the brand — and keeps the customer-responsibility line clear under Acren's non-FCRA policy.

Why verify first.

Misaddressed outreach is a brand problem, a deal problem, and — depending on hook — a legal problem. Five minutes of verification keeps the wrong-owner call from ever happening. The five fields below are the minimum.

Verify before reaching out.

Ownership of record

Confirm current recorded owner. Deed history is the anchor. Reject the record if the source status is unclear or the ownership context cannot be verified.

Entity context

Confirm entity registration. Label confidence: source-backed, appears connected, needs review. Don't act on 'appears connected' without disclosure.

Operator distinction

Owner of record is not always operator. For storage, MH, RV, and medical office, reach the operator separately.

Display rules

Use customer-visible fields only. Generalized fields must stay generalized in your outreach. Suppressed fields are never outreach material.

Responsible use

Commercial research only. No personal hardship, probate, divorce, or other sensitive hooks.

Per-asset-class verification adds.

Asset classAlways verifyCommon operator quirk
Self-storageFacility identification + parcel reconciliation.Operator brand ≠ owner of record.
Manufactured housingCommunity ID + community operator entity.Site operator usually separate from land owner.
RV / outdoor hospitalityParcel + operating use code.Seasonal operators leave registration gaps.
MultifamilyProperty management entity vs. ownership LLC.Brand-name operator masks owner.
IndustrialBuilding parcel + adjacent parcels.Lessee often signs as 'owner' on permits.
RetailIn-line vs. anchor ownership.Ground-lease structures hide owner.
Medical officeBuilding condo structure.Practice operator ≠ unit owner.
Commercial landParcel + adjacency + assemblage candidates.Holding-entity address rarely informative.
Compliance note
If a record's gap column is non-empty, the call requires disclosure. If the gap is unknown, the call shouldn't happen yet.
Can I outreach on 'appears connected' confidence?+
Only with explicit disclosure of the unverified link. Acren's responsible-use policy treats it as a research signal, not a verified relationship.
How do I handle owner-of-record vs. beneficial owner?+
Default to owner-of-record. Beneficial-owner research is allowed but not surfaced as an outreach hook unless the field is set customer-visible.
Does Acren provide outreach contact information?+
No. Acren surfaces ownership context. Contact discovery is the customer's responsibility.
Responsible use

Research priority, not seller intent

Acren ranks commercial property research priority. It does not infer disposition, hardship, or willingness to transact.

Responsible use

Source evidence required

Every recommendation must carry supporting records, field-level rights status, and verification gaps.

Responsible use

Verification before action

Customers are responsible for verifying records before outreach, capital, or workflow decisions.

Responsible use

Display rules built in

Customer-visible, generalized, internal-only, and suppressed fields stay visible as product controls.
