Use this checklist before any commercial outreach. Verifying records first protects the prospect, the team, and the brand — and keeps the customer-responsibility line clear under Acren's non-FCRA policy.
Misaddressed outreach is a brand problem, a deal problem, and — depending on hook — a legal problem. Five minutes of verification keeps the wrong-owner call from ever happening. The five fields below are the minimum.
Confirm current recorded owner. Deed history is the anchor. Reject the record if the source status is unclear or the ownership context cannot be verified.
Confirm entity registration. Label confidence: source-backed, appears connected, needs review. Don't act on 'appears connected' without disclosure.
Owner of record is not always operator. For storage, MH, RV, and medical office, reach the operator separately.
Use customer-visible fields only. Generalized fields must stay generalized in your outreach. Suppressed fields are never outreach material.
Commercial research only. No personal hardship, probate, divorce, or other sensitive hooks.
