What contributes to priority.

Tenure
Time since the last observed transfer on the parcel, from recorder data.
Recorded activity
Deeds, mortgages, releases, and liens observed in the retained window.
Permit activity
Observed permit filings for the parcel, where the jurisdiction publishes them.
Entity posture
Registration status and observed filing changes for the recorded owner.
Buy-box fit
How closely the property matches the stated geography, asset class, and size or value bands.
Record completeness
Whether the records the research standard requires are actually present.
