Hard limit

US state registries do not publish beneficial ownership. Acren surfaces registered entities, officers, agents, and candidate relationships — never an unsupported claim about who ultimately controls an asset.

Observed. The grantee named on the most recent recorded instrument, corroborated against the assessment record.
Recorded owner → entity
Resolved. A name and address match against the state registry, reported with a confidence value and a review threshold.
Entity → candidate parent
Derived. Officer, agent, or address agreement across filings. Never asserted as control.
Entity → candidate portfolio
Derived. A set of parcels whose recorded owner strings normalize to the same entity, with conflicts listed.
Anything → beneficial owner
Not available. No US state registry publishes this, and Acren does not infer it.
Evidence

A conflicting mailing address or a shared registered-agent address becomes an open question attached to the property, not a silent downgrade.

Supporting evidence

The county assessment record and the most recent recorded deed both name the same grantee. No later transfer is observed in the retained window.
