Mortgage Maturity Verification Workbook
Download a mortgage document review checklist and evidence log. Track the stated date, later modifications, property match and unresolved verification.
Free to use. No email required. Public datasets retain their reporting dates; calculations use your assumptions. Prepared September 12, 2026. Open the tool or report ↓
A date is useful when someone else can verify it.
Use this 12-step review when a mortgage record enters an acquisition or lending research queue. The kit separates property identity, contractual language, subsequent filings and current confirmation. Download the checklist and a separate evidence log for Excel or Google Sheets.
Work through the review
Progress stays in this page until reload. Checking a box records your review action; it does not certify the loan.

Worked example: conflicting evidence
Fictional example: a 2021 mortgage states an October 2026 maturity. A 2025 modification refers to the same instrument but the page containing the revised repayment provision is missing. Record the original date, the modification reference and the missing page. Keep the current maturity unresolved until the full document or authorized confirmation is available.
What goes into the evidence log?
Create one row per document or confirmation, rather than overwriting an earlier finding. Include the jurisdiction, parcel, original instrument reference, date type, source page, document effective date, search-through date and next action. The CSV contains a clearly fictional example and can be extended to multiple loans.
Source workflow and limitations
For New York City, ACRIS is an official starting point for recorded documents in the Bronx, Brooklyn, Manhattan and Queens; Staten Island records use a separate route. Other jurisdictions maintain their own indexes. Search coverage, document access and posting delays vary. Use Acren’s official-source finder to plan the next search.
This is an original Acren research organizer, not a title opinion, payoff statement or assurance of current loan status. The example contains no real property or borrower.
How Acren helps
Build a review someone else can follow
Acren brings available mortgage history and source-linked property evidence into one property review. Use this workbook alongside those records to document the property match, stated maturity, later amendments and questions that still need verification.
Record the source and reporting date in the workbook. Verify unresolved terms against original documents; the download is maintained separately from Acren.
