Preserve the account history. Recheck the conclusion.
A spreadsheet of old unpaid balances can quickly become misleading. Use this tracker to separate the original observation from the latest account check, later payments, credits, disputes and the next action. Create one row for each account and tax period; add a new row when you recheck instead of replacing the evidence.

Optional fields. Nothing is submitted or saved to an account; download your work before leaving. Missing information is exported as “Not recorded,” never as zero or clear.
Example: why two observations matter
Fictional example: an archived list shows a $4,800 balance for a prior tax year. A later account check shows a $3,000 payment and a separate $120 adjustment, with the treatment of the remaining charges unclear. Keep both observations and their dates. Ask the collector to explain the current balance before describing the account as delinquent.
Do not calculate a purported payoff by subtracting selected entries: interest, penalties, allocation across years and other account activity may change the amount. The tracker deliberately records source statements rather than estimating what someone owes.
A repeatable verification routine
- Match the account identifier to the property and the correct collecting jurisdiction.
- Retain the tax year, stated amount, status, source and date checked.
- Look for payments, credits, corrections and agreement information.
- Record missing or conflicting details as questions.
- Assign a reviewer to obtain current official confirmation.
Official-source examples
Mecklenburg County directs readers of delinquent lists to a current bill lookup. Harris County explains that a published sale list may not reflect the most current availability. Those distinctions are why the tracker retains both publication and verification context.
This original research template does not establish legal delinquency, lien priority, foreclosure eligibility, owner distress or willingness to sell. Verify property-specific questions with the responsible office or qualified professional.
How Acren helps
Keep historical tax evidence in context
Review available property identity, ownership and dated tax evidence in Acren, then use this tracker to record what the official collector shows today. The comparison helps keep old notices separate from later payments, corrections and unresolved balances.
Save the collector’s verification date and evidence in your downloaded tracker. Entries are not automatically synced to Acren or to a tax office.
