Research priority is an explainable ordering of buy-box eligibility and observed public-record activity. It is not a forecast, a seller-intent score or an investment recommendation.
Eligibility comes before activity
| Field | Value / state | Reading |
|---|---|---|
| Geography | Inside the defined market | Eligibility factor |
| Asset class | Inside the configured property set | Eligibility factor |
| Activity | Observed deeds, permits or financing | Contributing observation |
| Evidence state | Supported, review, conflicting or missing | Controls interpretation |
| Methodology version | Version travels with the rank | Makes the ordering reviewable |

A missing factor lowers what can be observed; it never silently fills in. The ordering is explainable, not predictive.
Synthetic product demonstration. It shows a research pattern, not a live record or completeness claim.
Missing factors stay missing
A source that does not publish an assessment change cannot contribute that factor. Acren does not fill a missing observation from a nearby property, an inferred value or a modelled seller motive.
The priority ordering helps a team decide what to inspect next. It does not say that a property will transact, that an owner wants to sell, or that an investment will perform.
How to challenge a rank
- Open the contributing observations and source dates.
- Check the market and asset-class eligibility conditions.
- Identify missing or conflicting factors.
- Record the reviewer decision and the next unresolved question.
