Acren ranks commercial properties by recorded public-record evidence — including distress, ownership, entity, and debt records. It does not predict sale probability, estimate value, or infer anyone's intent. Research Priority uses disclosed weights and deterministic tie breakers. Evidence confidence is a separate measure and never changes the priority score.

  1. Define the buy box

    Market, asset class, value, size, tenure, owner, and record filters determine eligibility.

  2. Score eligible records

    Every eligible property is scored before the review limit. Qualified, dated evidence contributes points inside owner-circumstance evidence, owner-behavior, and asset-fit pillars.

  3. Separate priority from confidence

    Unknown evidence receives no points, checked-but-not-observed evidence is labeled separately, and evidence confidence never multiplies or changes priority.

  4. Order and explain

    The total, every factor state, source date, missing input, confidence measure, and deterministic tie breaker are persisted with the run.

The advanced catalog is larger than the active score.

The factor catalog is broader than the production model. Only the factors disclosed above affect Research Priority v2.0. Historical liens, historical foreclosures, and owner legal form are context only until active status, dates, and outcome calibration qualify them. Additional factors require a recorded factor-level lift test before activation.

Classification is separate from opportunity scoring.

Property classifications are shown as Verified, Likely, or Unverified. Verified requires a held-out labeled test set that meets a recorded market gate. Likely means recorded use fields support the class but held-out accuracy has not cleared that gate. Unverified means the available fields are insufficient or conflicting. These labels are evidence tiers, not probabilities.

What the score refuses to claim.

No seller-intent prediction

A high score does not mean an owner intends to sell.

No current-debt claim

A stated maturity is historical recorded evidence, not proof of a current balance, payoff amount, or active obligation.

No investment recommendation

The score is a research queue, not underwriting or valuation advice.

No silent imputation

Missing evidence is visible as unknown and receives no points. It is never converted into a negative observation.

No retroactive rewrite

Historical runs retain their model version, preset, factors, and source dates.

No measured-accuracy claim without labels

Market classification gates remain unevaluated until genuine held-out review data exists.
