Commercial real estate loan maturities: 2026 and 2027
A building can keep collecting rent while its loan reaches a repayment deadline. Start with the national schedule, then verify the specific loan before drawing a property-level conclusion.
Scheduled across 2026 and 2027
$1.527 trillion
Acren calculation: $875 billion + $652 billion, from MBA’s February 9, 2026 public release. This is a dated schedule, not debt still outstanding today.

How much commercial debt matures?
| Year | Scheduled balance |
|---|---|
| 2026 | $875 billion |
| 2027 | $652 billion |
The 2026 total represents 17% of the survey’s outstanding commercial and multifamily mortgage balances. An extension, refinancing or payoff after the survey date can change the schedule. Do not subtract elapsed months to estimate how much remains.
Which property types have the most exposure?
The percentages below compare the share of each sector’s mortgage balance scheduled to mature in 2026. They are not each sector’s share of the $875 billion total.

Turn a maturity date into a verifiable research record
Use this checklist when a property enters your research queue. Keep “stated in a document,” “calculated from explicit terms,” and “unknown” separate. A typical loan term is not evidence of this loan’s maturity.
- Identify the instrument. Record the parcel, jurisdiction, document number, recording date and parties. Confirm that the document actually concerns the property you are researching.
- Read the date in context. Save the page reference and relevant language. A recording date is not a maturity date; an amortization period may be longer than the loan term.
- Search subsequent records. Look for modifications, extensions, releases and assignments. Record the search-through date. An assignment alone does not prove a revised maturity.
- Keep missing evidence visible. An unrecorded extension or delayed release can make public records incomplete. Do not label an old date “past due” merely because you found no later document.
- Resolve the open question. Request current documentation from an authorized party or ask the relevant professional to verify the obligation before relying on it.
What the national figures cannot tell you
A scheduled maturity is not a delinquency, a foreclosure, a forced sale or a prediction of owner behavior. These aggregate figures do not identify individual properties, loan balances today, borrower liquidity, refinancing terms or equity shortfalls. This is research context, not an underwriting model or investment recommendation.
Method and reuse
We transcribed two annual totals and five sector percentages from MBA’s public release. The only derived figures are the two-year sum and the hotel-to-multifamily ratio. No paid loan-level data or private records are included. The CSV preserves metric definitions, units, source URL and dates. Cite MBA as the data source and this page for the calculations and research checklist.
