Ownership research is a chain, not a field.
The assessor names an owner of record. Recorded instruments show filed transactions and parties. The state registry shows legal-entity roles. The researcher still has to reconcile names, dates, assignments, addresses, and contradictions.

A sourced ownership hypothesis with confidence, competing candidates, contradictions, and a next verification step. Not an unsupported beneficial-owner label.
What each source can establish, and where it stops.
The matrix classifies all eight categories in the source frame. Counts are source rows, not properties, people, or resolved ownership relationships.
| Record category | Sources | Can establish | Cannot establish on its own |
|---|---|---|---|
| Assessor | 5 | Owner name and parcel fields displayed by the assessor | Current title or beneficial ownership on its own |
| Economic context | 1 | Population, income, employment, housing, and market context | A demand forecast, property value, or ownership |
| Entity registry | 1 | Entity status, filings, registered agent, and reported roles | Property ownership, control, or beneficial ownership on its own |
| Environmental | 1 | Nearby regulated sites and environmental record categories | An environmental site assessment or site condition |
| Flood maps | 1 | Flood-map panel, effective date, and mapped zone context | Insurance conclusions or professional flood diligence |
| GIS | 2 | Parcel geometry, jurisdiction, and map-layer context | A legal survey, title, or beneficial ownership |
| Recorder | 5 | Recorded deeds, mortgages, liens, releases, and named parties | Current payoff status, unrecorded interests, or beneficial ownership |
| Tax collector | 2 | Tax bills, tax-year status, and payment context | Current title or beneficial ownership |
A role is not control. A filing is not intent.
A registered agent receives legal notices. An officer or manager is a reported entity role. A deed party appears on a recorded instrument. An assessor owner is the name displayed for a parcel at a point in the roll.
Those observations can be connected into a research hypothesis. None should be silently relabeled as beneficial ownership, seller motivation, private wealth, or authority to transact.
