API and export documentation
Acren export formats, access requirements, identifier scope, and usage limits. Current in-product CSV downloads are separate from request-scoped API or bulk delivery.
Access and availability
This is public documentation, not a public self-service API. A documented schema does not grant access to records. Use an approved WorkOS-backed workspace session and the permissions enabled for your role. Private application endpoints are not a customer integration contract.
- In-product
- Research lead CSV download, within the visible authorized queue.
- Documented
- The separate workspace CSV handler schema below. This is not a promise of public availability.
- Request-scoped
- Customer API access, bulk delivery, and custom exports require a scope and availability review. No public API keys, rate allowance, or delivery SLA are offered here.
Research lead CSV
In-product- Sign in to your approved workspace and open Research leads at
/app/signals. - Review the loaded queue and select the diligence-category filter you need.
- Choose Export lead queue. The button requires the
report.generatecapability and at least one visible row.
The queue loads up to 100 rows from its authorized lead source or its signal-card fallback. The CSV contains the visible subset of those 100 loaded rows, not the entire ranked run or every record in a market. The two sources are not combined into a larger export. This download does not paginate through the rest of a saved review.
Filename: acren-research-leads-YYYY-MM-DD.csv. Format: UTF-8 CSV with a header row and quoted values.
| Column | Meaning and limits |
|---|---|
property_id | Acren property record identifier, when present. A blank value is not a resolved property identity. |
property | Display label or address. This is readable context, not a unique identifier. |
priority | Research priority, tier, or grade label; defaults to Needs review when unavailable. |
confidence | The queue's normalized confidence value, formatted to two decimal places when available. It is not a probability of a sale. |
next_step | Suggested diligence action from the queue. It does not indicate that the action has been completed. |
Separate workspace CSV contract
Documented / Request-scoped availability
The existing workspace CSV handler returns at most 1,000 rows. It is not the file produced by the current Research leads button. Confirm delivery and entitlement before building against this schema; it is not advertised here as a public API endpoint or a self-service bulk export.
Customer requests require verified approved access, an active workspace, and an active display-approved feed with can_export enabled. Customer rows are scoped to that workspace and approved for display; demo and synthetic signal rows are excluded. Selected signal IDs and supported filters narrow the export, but this handler does not provide a paginated full-market download.

| Column | Meaning and limits |
|---|---|
acren_signal_id | Identifier of the exported signal card, not a property, loan, or transaction identifier. |
property_profile_key | A property/profile reference with fallbacks to APN or signal ID. Do not assume every value is a canonical property_id. |
display_address | Available property address and city, combined for display. |
county | County label or county FIPS fallback. Import as text to preserve leading zeros. |
asset_class | Display-formatted asset classification; not independent verification of use. |
owner_entity_label | Available matched entity name. A name alone is not confirmed ownership or control. |
entity_confidence_label | Available confidence label for the entity relationship. |
source_summary | Evidence preview or a summary of returned evidence rows, not a complete source payload. |
evidence_count | Number of evidence rows returned to this export. It is not a completeness guarantee. |
confidence_score | Stored signal confidence score when available; blank when missing. |
verification_gaps | QA, display, or missing-evidence flags, not an exhaustive diligence checklist. |
workflow_stage | Available actor-specific workflow stage; the handler falls back to sourcing when no stage is returned. |
last_evidence_at | Refresh timestamp, latest returned evidence retrieval timestamp, or signal generation fallback. It is not necessarily the official record's effective date. |
Stable references and identifier scope
Use Acren property and entity record identifiers for repeat references when they are supplied; retain the identifier type and namespace. Source refreshes and identity reconciliation do not make every source identifier interchangeable or permanently immutable. These are reference fields used across the product, not additional columns promised in either CSV above.
| Fields and scope | How to retain the reference |
|---|---|
property_idAcren property record | Use the canonical property record identifier for repeat references when supplied. A source parcel may not yet have an Acren property record. An address or owner name is not a substitute. |
acren_entity_idAcren entity record | Preserve the field name and entity namespace when an entity ID is supplied. Source registration IDs are separate. An entity identifier does not establish beneficial ownership or control. |
registration_idsource_registration_identity_numberRegistration or source record | Keep the source system and registration jurisdiction with these identifiers. A registration number is not globally unique, and a source record ID is not automatically an Acren entity ID. |
dataset_idsource_parcel_idparcel_idapncounty_fipsDataset and jurisdiction | Keep dataset_id with source parcel identifiers and retain source, state, and county context for APNs. Preserve leading zeros, punctuation, and original strings. Do not assume parcel IDs are unique across counties or dataset versions. |
run_idresult_idresult_rankRun-specific result | Keep result_id with run_id to reference a saved review result. A new run has its own results and ordering; result_rank is a position, not stable property identity. |
acren_signal_idsignal_card_idSignal card | A signal card and a property are different records. Multiple signals can concern the same property; preserve property_id separately when available. |
Acren does not guarantee a universal loan or transaction identifier across jurisdictions and sources. Keep the original source record identifier, jurisdiction, and source dates when supplied, and verify links before joining records.
Use an exported file locally
Illustrative CSV only, not a customer record. The example ID is a placeholder, not a resolvable property.
"property_id","property","priority","confidence","next_step"
"example-property-id","Illustrative property","Needs review","","Review source evidence"Read the downloaded file with Python's standard CSV parser. A blank value remains unknown, not zero. Keep identifiers as strings.
import csv
with open("acren-research-leads-2026-08-30.csv", newline="", encoding="utf-8") as file:
for row in csv.DictReader(file):
property_id = row["property_id"] or None
confidence = float(row["confidence"]) if row["confidence"] else None
print(property_id, confidence, row["next_step"])Import text fields as text, not spreadsheet formulas. Keep the original file, export date, and selected scope with your analysis. An export timestamp is not a source effective date. Missing fields, confidence labels, and research priorities do not replace source verification. Downloads do not grant redistribution rights or permission to use records outside your approved scope.
References and integration requests
For an integration review, specify the counties or markets, record types, required fields and identifiers, expected volume, refresh needs, delivery format, and intended use. Coverage, rights, limits, and availability must be confirmed before activation.
