Property data provenance
Acren preserves source context alongside property records, recorded-owner observations, entity candidates, and research-priority contributions. A source date, a retrieval date, and a generated ranking date describe different events. Missing dates or underlying documents remain gaps, not a claim of verification.
Trace a value to its evidence
| Question | Available context | Boundary |
|---|---|---|
| Which record? | Dataset and source parcel identifiers; canonical property ID where linked | A run result ID identifies a ranking observation, not a permanent parcel. |
| Who reported it? | Source system, source name, recorded owner string, and available source URL | An agency search portal is not a direct link to a specific recorded instrument. |
| When was it true? | source_as_of, source_observed_at, effective dates, and record dates where supplied | Generated or imported timestamps do not make an older record current. |
| Was it transformed? | Classification basis, resolution reason codes, algorithm/model version, and score contributions | A derived classification or match is not the original agency statement. |
| How certain is it? | Match status, confidence label or score, conflicts, and missing-evidence flags where available | Confidence is specific to the matching task. It is not a legal finding or a calibrated probability of a sale. |
| What is absent? | Null fields, unreported counts, not-evaluated matches, and score limitations | Unknown is different from checked and not observed. Coverage is not universal completeness. |
An observed owner is not a resolved entity
The recorded owner name comes from a property source. Connecting it to a legal registration is a separate resolution step with candidate evidence, reason codes, and a review status. Related registrations and shared mailing addresses are research context; they do not establish common control or undisclosed beneficial ownership.
Evidence differs by record family
Some property fields are retained source summaries, while others have normalized events or supporting documents. Mortgage counts do not guarantee document images, a current balance, a named lender, or a maturity date. County-level disaster or risk context must not be represented as a property-level loss, inspection, or environmental finding.
Read an evidence chain
| Layer | Example | Interpretation |
|---|---|---|
| Observation | Recorded owner: Example Property Holdings LLC | Synthetic example only. Preserve the exact observed string and source context. |
| Resolution | Registration resolution: review; reason codes retained | An unresolved candidate stays separate from confirmed identity. |
| Research output | Property in a saved ranking with a model version and factor ledger | Explains research priority under those criteria, not an investment outcome. |
Field-level lineage is not uniformly complete
The current product has source and evidence context across multiple record types, not a guaranteed provenance envelope on every scalar value. A source URL, retrieval timestamp, instrument ID, confidence value, or complete history may be unavailable. Review the field dictionary and selected market before relying on a field or planning an integration.
Research evidence, not people.
Acren supports commercial-property research. It is not for consumer eligibility, tenant screening, employment screening, credit decisions, seller-intent prediction, or automated investment recommendations.
